01: Rent Collection

We make it as easy and convenient as possible for our tenants to pay rent online, or if they prefer by check or other means.  For an additional fee, we will process payments via credit cards as well.

We promptly send notifications to tenants to ensure, you the owner, are receiving your money within the first 3 days of each month.

Tenants that are late or default on payment are either penalized or other appropriate actions are taken with the consent of the owner including eviction.

02: Insurance, Utility & Service Payments

We’ll take manage and administer any owner-incurred expenses that were not contracted as tenant’s responsibility such as:

  • Pool & Spa Servicing;
  • Landscaping;
  • Pest Control;
  • etc.

We will also ensure that you have the necessary coverage and protection for your property and work with you on additional protection you may contemplate (business continuity protection, term insurance for mortgage protection, and others).

Costs for these services will either be deducted from monthly rent proceeds, as reserve fund provisioned by the owner, or as a direct invoice to the owner.

03: Accounting Services

Each month, property owners receive and detailed report of all the incurred expenses and income for the associated property.

We perform all financial accounting services including

  • invoicing,
  • bank reconciliations,
  • recording rent receipts and bank deposits,
  • tracking late rent and/or association fees,
  • paying contractor and vendor bills,
  • processing management fees and owner disbursements,
  • and preparing financial statements and reports.

04: Leasing

We manage each property as if it were our own.  This means we provide superior and aggressive leasing to ensure we secure only the best profile tenant for your home.  Our due diligence requires a full background check (credit, criminal, eviction) of each adult tenant lease applicant, and also run an Income analysis report (directly from TransUnion) to determine if an applicant’s financial behavior reflects their reported income.

We incur all the advertising and necessary listing fees and maximize our outreach when marketing your property through various channels — MLS, Apartments.com, social media, our website, and our referral network.

05: Security Deposits

As a rental property owner, at Property Management Etc, we ensure based on circumstances (risk profile of renter, general economy, etc…) to obtain deposit(s) (property and pets should they be allowed) to protect against damage to your property due to a tenant’s negligence or carelessness.  The amount of a security deposit typically equals one month’s rent, but can be 1.5 to 2 times the monthly rental rate.  Pet deposits vary based on the type and number of animals the owner is willing to allow.

The security deposit is a crucial process that needs to be understood, as it is essential to note the security deposit is the tenants’ money. They fully expect to get this money back at the end of the lease if they hold up their end of the lease agreement.

06: Inspections of Property

We inspect properties during the ongoing process (when a new property is going under management), routine inspections based on the agreement we have with you the property owner, and contract stipulations with the tenant while occupying the property, and outgoing inspections when the tenant moves out.

Each new tenant is expected to complete an Inventory & Condition form allowing the tenant to conduct their own visual inspection.  Upon moving out, we will match this report with our own inspection to track and validate damages that may have occurred during their tenancy.

07: Repairs & Maintenance Services

Maintenance costs, such as lawn and landscaping care, pool/spa care, pest services are, for the most part, the responsibility of the owner.  Other maintenance services that we can perform, can be customized per the owner’s interest, but would include periodic inspections and light servicing as required of roofing, HVAC systems, plumbing fixtures, outdoor caulking/paint, ….,

Home repairs can be addressed through one of our trusted and competitively priced vendors or through a 3rd party home warranty service program that we can facilitate.

08: Property Management
